There is a lot of information written for buyers that advises them to talk to the neighbours of any property they are interested in. Talk to them to find out if they are happy for you to suggest them as being cooperative to your prospective buyers.
be introduced to people who potentially could replace you as their neighbours. Consider offering a token of gratitude in return for their cooperation.
Talking To The Neighbours:
- find out which neighbours are happy to answer questions,
- point buyers to neighbours with similarities (find out their interests) – e.g. if they have children, suggest the neighbours who can advise them on schools, clubs, parks etc.
- try to make sure they don’t inadvertently annoy any neighbour
e.g.
– if your neighbours work late hours or do not like to be disturbed, direct buyers towards more receptive neighbours with an explanation of your concerns
– if street parking is an issue, make room for them to park on your drive or outside your house if possible (even if it means parking your car elsewhere)
Also…. be prepared yourself. You may not have school age children but know what schools are in the area and roughly how long it takes to get to them. You may not use public transport but know where the nearest bus stop is and how frequently they run. If you don’t know consider asking your neighbours!
Sellers are required by UK law to inform buyers of any disputes they have had with their neighbours in the Seller’s Property Information Form (SPIF).
If you’ve had to contact a neighbour in writing, or complain to the council or another authority about them, then the dispute will have to be declared. Consider whether it is best to mention anything that needs to be declared sooner than later – small issues that have been resolved can seem more of an issue in writing and buyers are more likely to be concerned if they come to the conclusion that something has been deliberately hidden from them. What might be an issue for you may not be an issue for your new buyers if they are prepared.
